Basic Architectural Services
Schematic Design Phase Review project requirements. Counsel on general design of the project.Prepare schematic design studies. Submit an estimate of probable construction        cost.Design Development Phase Prepare preliminary drawings and        specifications to further develop the design.Update the probable construction cost. Construction Documents Phase Prepare complete working drawings and        specifications. Prepare bidding informationUpdate the probable construction cost.  Assist in filing proper documents with governing agencies.  Bidding or Negotiation Phase Assist in securing bids.  Assist in evaluating proposals.  Administration of Construction Contract Provide administration of the contract.  Make periodic visits to the site.  Interpret documents to the contractor.  Review contractor's applications for  payment.  Review shop drawings and samples.  Receive operating manuals, guarantees, and related documents.  Prepare change orders.  Inspect the completed work.
